Home Loan or Renting? India’s Homebuyers Revisit the Buy-or-Rent Debate
India’s housing market is showing renewed activity, putting the long-standing home loan versus renting debate back in focus for prospective homebuyers. Housing sales across India’s top seven cities increased 3% year-on-year during the July–September 2026 quarter, according to Anarock data reported by The Economic Times.
At the same time, financing costs remain an important consideration. Home loan rates among major lenders were starting at around 7% in September, although the actual rate varies according to the lender, loan amount and borrower profile.
Recent developments are encouraging buyers to look beyond monthly payments when deciding whether to purchase a property or continue renting. A home loan can help buyers build ownership in a property over time, but it also brings a long-term EMI commitment, down payment and additional ownership expenses. Renting, meanwhile, can provide greater flexibility and lower upfront financial commitments.
The debate is particularly relevant as housing activity differs across cities. Recent Q3 data showed stronger sales in Hyderabad, Bengaluru and the Mumbai Metropolitan Region, while some other major markets recorded declines.
For prospective buyers, experts and market observers continue to emphasise the importance of evaluating income, savings, EMI affordability, property prices, rental costs and long-term plans before making a decision.
Ultimately, whether to rent or purchase depends on an individual’s financial position, preferred location and future plans rather than a single market trend.
